We have now been here 4 weeks. We have changed our minds over and over again about houses. First of all we were going to rent, and then thought there was no mileage in that. We then thought about buying in Woodvale only,no chance on our budget of $500k. So we thought look at anything within budget around Woodvale. I have never seen such a pile of s**t in my life. So we went to look at a new home display, well there is no contest, but where do we buy. We have now thought about buying a block in Hocking or Pearsall, and me sourcing a builder, not a volume builder or a bricklayer but someone who can do the footings, slab, drainage, and get a good plumber electrician etc and deal with the services. Is this possible. Afterall as I am a carpenter I can do a timber frame house myself, do the roof and all the internal work myself. Any advice and recommendations would be great.

|The same thoughts drifted us from established to build,as for the rest, no expert i'm afraid.
A lot of paperwork involved though with the shire,can u do this ? as opposed to the builder.

the reason people build with major display home builders is that they have better buying power for one reason its hard for any one to build the same house at the same price as them , the other reason is that the banks / building societies dont like borrowing to owner builders [ reasons being if the money runs out they end up with a mortgage over something that they cant sell etc etc , if you can pay cash for the house build there wouldnt be a problem,
you could possible look at houses and aproach the builder that you will do all the internal carpentry ,and the house price will be discounted a certain amount of money reflecting this , [ i know some one who did this , worth a thought ? as the banks dont have a problem with this
if you source a builder i suppose you have to weigh up how much he is going to charge you for the use of his licence heard of a few horror stories as they have to sign off the work

I take it that you have looked at and discounted the Chianti Private Estate being developed currently in Woodvale. I remember reading that you can buy a 3 x 2 x 2 for $500k. (House and Land package with a Dale Alcock home). Along the Woodvale Drive/ Wanneroo Road area of Woodvale.|

we considered going down this route. We went to a home builders seminar at Subiaco and gained more information than we thought possible. Would highly recommend attending one before making a final decision.

I may look into this idea a little bit more. Could anyone put me onto a reputable builder that could give me some ideas on costs,pitfalls, contacts etc. As I said I am looking for someone that can organise the front end of the build.

|if your reffering to the house and land package it was on www.realestate.com there are quite a few blocks of land on there in woodvale as well they are all on the same estate so they must be part of a new subdivision ,i remember my girl friend telling me about a new land release in woodvale comming up she was looking to buy as she had just sold in woodvale but in the end they got a good buy in regent waters so decided to go that route instead

|There is a new estate going next to Woodvale (which everyone assumes is going to be under the 'Woodvale' area) that will extend right up to Wanneroo Road, opposite the main car yards. This land is exceptionally boggy/peaty, and I would be questioning the builders over what substructure they will be expecting to use. This will likely cause extra groundworks costs which are additional to the estimate land/house packages, which will be your responsibility to cover, and could easily go into 10's of thousands of $$'s.
Also, that new area is expected (as is so often the case now on newer NOR developments) to have average block sizes of approx between 385 and 450 m2 plots. This is purely so the developers can get more houses on, and hence make a larger profit.

|Or, you can buy an established property on 800 to 1000sq m in Old Warnbro, 2 streets back from the best beach in Perth, for around $450k to $500k.

|I know. I took Paddy for a walk yesterday and there were three other people on a 2k stretch of beach. It's starting to get a bit crowded here now (I had to wait two minutes last Sunday for a place on the boat ramp.. What next??)
