originally we had a coordinator [ have no idea what you call them the one who helps you choose colours etc and you deal with for the whole build ]who was awful her surname was alcock and the company is owned by dale alcock ??????!!!! we asked for some one else as they had forget to tell us to come and choose the bricks / tiles etc until the last moment and then she told alexandra WHAT she was having [ not good ] so i explained this to the receptionist and we were allocated some one else and things went easier. they did charge 2.900 for a concrete pump as hard access block ???? i told them you could get in from the front the back and one side so how was it hard to access, they insisted as some times they have to uses them so i got up at 6 am and went to watch the concrete being poured and they had to credit the 2900 back. the land settled finacially just before xmas they had the pad down early feb, and keys were handed over a week ago , we got a building inspector to check it before handover , we were not happy with the roof [ trusses etc ] he said it was acceptable so there is nothing we could do [ eg bricks shoved under a metal beam holding it in place ,a beam spanning the garage that was broke in two, 12 inch nails holding the tiles in place as the wooden supports dont seem to meet the tiles , but he picked up other things that we hadnt noticed to be fixed . ive never built only brought existing homes so it was an eye opener for me , they have got to write down any faults in the next six months aznd they will fix them . you never have your supervisers ph no so you have to go though the main switbard and leave a message to speak to him , never saw him on site so this was a pain all changes have to be done at the start go through it with a fine tooth comb as every change costs you 350 dollars [ we did this so there was no extra cost ] make sure the house you look at and the3 one they build are the same or if not its noted , we were told that theirs would have the shower screens [ i asked ] and then found out when we were commited this wasnt so [ thats where the $ 2900 went from the concrete pump to pay for the shower screens with pivot doors for both bathrooms . we had it in writing that if they didnt use the concrete pump the money would pay for the two shower screens with no charge for variations . all in all it wasnt to bad , ive heard real horror stories from clients , the kitchen and bathrooms i must say are really nice all cuboards and draws have soft closers , she has great kitchen appliances a 900m oven gas cooktop and range hood all stainless, the bathroom tiles are nice and a big double door deep airing cuboard and double door pantry their cordinator was called jeunelle symonds she was helpful . hope this helps

thanks for your reply its all abit daunting at the mo, building is new to us too! we were going to buy established but ive kind of won david over to build! we,ve also heard lots of horror stories but then you always hear about the bad things! we heard lots of horror stories about renting out your house when we moved here but so far have had no problems with our house back in the uk.

I've not built, but the supervisors number is usually on the site board. I know I'm biased because I cart for Midland Brick, but some of our competitor's bricks are basically crap and I've delivered to sites where the build was started with another brand and the brickies had to re-order due to the amount of broken/crumbling bricks. Redink Homes seem to have agood reputation as has Plunkett Homes.

If you search online for an hour or so you can find real horror stories about every builder out there. That said non were worse than a couple about Dale Alcock. When I told the salesman this he swore they were simply made up by competitors. I think the best way is to be absolutely clear what you want get it all in writing and watch them like a hawk. Also remember the show house is not what you are buying. Before signing demand to see one like yours that they have completed for someone else. At the very least it will highlight any obvious changes you wish to make before the start.

I am sure that there are great reviews and horror stories with every builder. We built last year with Dale Alcock and didn't have any problems from start to finish. The build quality of the house was very good and slab down to key handover only took 5 months. We have just had our 6 month inspection and only had a few minor problems to rectify. When the storms and hail damage hit earlier this year, we didn't have a single leak. Neighbours of ours did and they built with Redlink. As someone else said, it's being absolutely sure what you are signing up for and triple check what is and isn't included in the basic house price.

Would have gone Dale Alcock if had the money at the time, all seem to speak well of them. Was tempted , but the salesman at Lakelands was too flash harry and not enough substance. Plunkett OK.

As long as my ar*e points south I would never build with Plunkett again, never ending list of problems, delays and shoddy workmanship.

Hi Mel - As you know we built our house, loved the experience and would do it over and over again if I could afford it. You have seen my piccies on fb so you know just what you get for your money. Like you say you only hear about the horror stories but most house builds go thru without any problems - good luck hun, we built with Homebuyers and would defo recommend them - Sharron x

The thing is, the builder only holds the strings and directs the build. Someone like Alcock or Redink have dozens of different contractors and sub contractors and some of them are bound to be cowboys.

i have just been reading your post i would just like to say you should give Shannon Home Builders a go i have been working for them for about three and a half years now working as a bricky and have worked my way up to a site manager, unlike most building companies Shannon Homes own in-house trades that work for the company full time, bricklayers, plumber, roofing and finishing carpenters to list a few, so at least you know who and what you are getting. You can always speak to the owner Franzl Shannon through-out the build which you would be able to do with your Dale Alcocks etc. If you would like any further information or recommendations you can always contact me. Built with Dale Alcock - if ever i was going to build again it would be dale alcock - awesome - invites everyone to build meeting where they explain about how roofs are built in Oz, i.e. bricks under trusses etc, looks dodgy - perfectly safe. Nexgt door neighbour used someone else, slab went down same day 2 years later not in - we wre in after 4 months.

We too are building with Dale Alcock and are up to plate height. Cannot complain about the service we have received to date and they are very informative along the way, regardless of not having the number for the site manager!!!

to throw a spanner in the works, we are owner building and I am loving every minute of it. It is so much fun to have complete control of what we build and all the fixutres and fittings .... and so much cheaper!!!!

Would have preferred established, but very silly prices, then refurbs required too. As it turns out prices are falling as our completion draws closer -lol
